What are home measurement services?

Measurement services are just what they sound like: Based on what you need, an appraiser will measure the home's dimensions and square footage, then draw a basic or highly detailed floorplan. The appraiser's report and floorplan is a form that can be used to prove the accurate Gross Living Area (GLA), the sum of all livable area, of your home. These services are useful and often essential when disputing property taxes or selling a property.

How does a measurement service work?

During a floorplan service, a certified appraiser measures the property with a measuring tool — either a tape or laser measuring device. As they move around the house, they make note of the layout of the rooms and other features, like closets, hallways, and pantries. They might sketch out the property. Then, the appraiser develops a report and detailed sketch showing the total square footage and the overall layout of the house. The result is a document that can be used to prove certain specs of your property — like the Gross Living Area (GLA) — on tax documentation, property listings, and more.

When is a home measurement or floorplan service necessary?

Real estate taxes

Property tax records frequently reflect incorrect square footage because the values can come from several sources, and occasionally go unverified — meaning you may be paying for more space than you own! Unless an appraiser has recently completed a valuation on your property (after any remodeling that may have affected square footage), you'll need an appraiser to perform a home measurement service before contesting your taxes. An appraiser will verify the accurate Gross Living Area (GLA) of your property so your taxes reflect the actual square footage — and you can stop paying more than your property is worth.

Selling a listing

A measuring service will ensure that you're paid fair market value for your home. Square footage is one of the biggest factors potential buyers examine when purchasing a home — but since square footage values are often estimated rather than properly measured, your property listing may show less Gross Living Area (GLA) than it actually has. An inaccurate GLA not only decreases the potential selling price for your home, but possibly even the number of interested buyers. The only sure method of using a precise GLA when listing your property is to reference a previous appraisal or measurement service completed by an appraiser (after any remodeling that might have affected square footage).

For real estate agents

To make sure that your client's property closes at a price that accurately reflects market value, we advise requesting a floorplan service for the property. Clients, and potential buyers, will appreciate your thoroughness, and you can rest assured knowing the GLA on your client's listing is a true representation of their home. A floorplan can also be a great marketing tactic for getting potential buyers interested because they can review the layout and details of the home before and after touring.
